Scope Notes and Definitions

Before we start drafting, we set the boundaries of the engagement in writing. These notes clarify what the load-bearing analysis covers, which assumptions apply, and where our responsibility ends so there is no ambiguity later.

Structural scopeOur analysis covers primary and secondary steel frames, concrete foundations, and lateral bracing systems for logistics warehouses. Fit-out elements, racking supplied by third parties, and non-structural partitions are excluded unless separately commissioned.
Design basisCalculations follow AS/NZS 1170.0 and AS/NZS 1170.2 for actions and wind loads, with AS 4100 for steel and AS 3600 for concrete. Where a client provides a geotechnical report, we use its bearing capacity values; otherwise we flag the assumption for review.
Load assumptionsImposed loads are taken from the client's operational brief, not generic warehouse tables. If the brief lists automated storage and retrieval systems, we account for their point loads and dynamic effects in the frame design.
Drawing reviewWe check blueprints for dimensional consistency, connection detailing, and compliance with the approved design. We do not verify architectural finishes, services coordination, or fire engineering unless those disciplines are part of the same contract.
Revision policyChanges requested after the issue-for-construction set is released are logged as revisions. Each revision is assessed against the original brief, and additional analysis is quoted separately before work proceeds.
Site conditionsOur responsibility ends at the documented design. We do not supervise site works, inspect concrete pours, or certify workmanship. If a site deviation is reported, we review it against the drawings and issue a written disposition.

Project Timeline: From Brief to Load-Bearing Sign-Off

A clear sequence of engineering milestones for warehouse projects, with expected durations and the deliverables you receive at each gate.

Week 1-2: Site Data and Load Brief Review

We collect geotechnical reports, column grid proposals, and intended racking loads. Our team checks the brief against Australian standard limits and flags missing parameters before any drafting begins.

Week 3-5: Preliminary Frame and Foundation Layout

Structural grid lines are set, primary steel sections are sized, and pad footing dimensions are estimated. You receive a marked-up plan showing span capacities and deflection checks for review.

Week 6-8: Load-Bearing Calculations and Peer Check

Full load paths are calculated for dead, live, wind, and seismic cases. A second engineer independently verifies the math, and any discrepancies are resolved before the drawings are finalized.

Week 9-10: Construction-Ready Blueprint Set

Final CAD drawings are issued with dimensioned sections, connection details, and reinforcement schedules. The package includes a revision log so your construction team can track every change.

Post-Issue: Site Support and Revisions

After the drawings go to tender, we remain available for contractor queries and minor field adjustments. Structural changes requested during construction are documented and re-issued within five working days.
